Abstract | Construction managers in particular are in need for a comprehensive tool for project control. Available techniques are not inclusive of relevant project contract conditions necessary for project decision making. Therefore, the research objective is to develop a framework of relevant variables to project cost-time control which is used to develop a model on EXCEL to manage the data inputs and outputs from different modules of the framework. The research methodology started with the collection of market cost data, tabulation, and analysis. The next step was to carry out a literature review of the current status of research in the field and existing research opportunities. The model consists of three modules, the first module selects the least cost method among several construction options planned for each activity. The output of the first module becomes an input to the second module which reassigns optimal resources to the least cost activities. The last module, optimizes the critical path and performs algorithms that optimizes the tradeoff between contract and project parameters i.e., the direct, indirect costs, rewards for early submission, and liquidated damages or penalties. The literature results were incorporated and used in this research as part of a comprehensive framework for project cost-time control. The model was validated by means of a questionnaire survey addressed to ten project managers and planners. The results of the survey proved the model credibility and value in assisting project managers and planners to control their projects by a score of 75%. |
