Abstract | Iraq a rich country, Suffers from economic chaos and confronts an intense scarcity of low-cost housing in the capital as migration from the surrounding cities flooded the country is poor economic condition has hiked the housing price in cities. To un-precedent level therefore, this study is conducted with aims to determine critical factors affecting the affordable housing in Iraq. Quantitative study consisting of a close ended questionnaire of 5 sections was random distributed to construction industry players to unravel objectives of the study. The questionnaire was translated into Arabic/local language so that every respondent could understand it total the number of the distributed questionnaire was 175, but 134 responses were received the data were analyzed using SPSS software. Study findings shows that sustainable land management, easy and low interest rate loan arrangement to overcome on the financial constraints are the critical problem, followed by unsteady or interrupted supply of construction materials, pricing control significantly helped to keep the cost of affordable housing lower. The Study also concluded that smaller size houses are no longer the key barriers of acceptance to the Iraqi community. Thus, studies strongly recommend government stakeholders should develop framework and properly manage the land for housing purpose. Lastly, the steady supply chain of management for all the essential construction materials such as steel, technology, cement, electrical and sanitary appliance should also control the pricing so that low-cost housing dream of the people become true. |
